The site is located less than one-quarter mile north of the Interstate 10 and Loop 101 full diamond interchange. This intersection is situated at the front door to the West Valley of metropolitan Phoenix, one of the fastest growing areas in the United States. According to WESTMRC data, more than 1.7 million people call the West Valley home, and its population over the next five years is projected to grow at twice the national rate. The Maricopa Association of Governments predicts the West Valley will be home to over 2 million residents by 2030.

The site sits minutes north of the largest industrial land concentration in Greater Phoenix – the Southwest Valley Industrial Corridor.
