VP of Multifamily Development

Job Description

Thompson Thrift Residential is seeking a Full-Time Vice President of Development to work from our office in Denver, CO. As the VP of Development, you will assist the Senior Vice President & Managing Partner in all aspects of the multifamily development process from contract execution to turnover to property management. Primary tasks involve site selection, contract negotiation/administration, entitlement management, and primary liaison with city officials, architects, zoning attorneys and civil engineers.


Qualifications

  • Bachelor's Degree in Civil Engineering or Architecture required.
  • Minimum of 8 years in progressively responsible development leadership roles, preferably in real estate development, property management and/or the construction industry.
  • High level of integrity and dependability with a strong sense of urgency and results-orientation.
  • Proven track record of success facilitating progressive organizational change and development within a growing organization.
  • Excellent judgment and creative problem solving skills including negotiation and conflict resolution skills.
  • Superior management skills; ability to influence and engage direct and indirect reports and peers.
  • Advanced computer skills, including MS Office, and project management tracking.
  • Exceptional written, oral, interpersonal and presentation skills.


Duties & Responsibilities

  • The VP of Development will lead the Development Team.
  • Develop timeline and cost schedules for all required due diligence items. Secure proposals that meet Residential’s goals and lending requirements.
  • Coordinate all entitlement efforts.
  • Assist legal counsel in reviewing and resolving title and survey issues.
  • Ascertain utility availabilities and connection fees, and costs of necessary improvements.
  • Conduct necessary site investigations and subsequent reports.
  • Assist Pre-Construction Manager, VP of Construction, and principals in the development of a project budget.
  • Coordinate design professionals (civil and architectural) in the development of necessary materials for every stage of the process, from initial conceptual layouts to construction drawings and specifications.
  • Represent Thompson Thrift at public hearings and meetings with adjacent neighborhood representatives, utilities, regulatory agents, HUD consultants, etc.
  • Secure all necessary permits and/or approvals.
  • Maintain current project files.
  • All other duties as assigned.

Performing this job will sometimes require the employee to walk work sites that do not have infrastructure, this includes walking on uneven surfaces, through mud, through ruts, etc. The employee must regularly lift and/or move up to 10 pounds and occasionally lift and/or move up to 25 pounds.

While performing duties of this job, the employee regularly works in an office or remote setting. The noise in the work environment is usually quiet to moderate in an office setting. While performing the duties of this job, the employee may occasionally work at construction work sites where the employee is exposed to moving mechanical parts, high precarious places, fumes or airborne particles, outside weather conditions, and the risk of electrical shock. The noise in the construction work environment is usually moderate to loud. The employee is required to work in compliance with company safety policies, procedures, and applicable laws.
