Vice President of Commercial Preconstruction

Job Description

Thompson Thrift is seeking a Full-Time Vice President of Commercial Preconstruction to work out of the corporate office in Indianapolis, IN. This role provides leadership and oversite of preconstruction activities for all commercial development projects. In this capacity, the role has responsibility for design and project planning before construction project begin, and coordination of project hand-off from commercial development management to construction management team. In addition, the role has management and development responsibility for the preconstruction team.


Responsibilities:

  • Oversees project designs, bid development, cost estimates, and construction schedules.
  • Ensures schematics or designs are complete, feasible, and align with City, Owner, and Tenant expectations.
  • When necessary, propose alternatives to keep project on schedule or within budget, secure construction permits, and/or qualify general contractors or subcontractors.
  • Reviews project plans and specifications and coordinates with the team to confirm complete scope.
  • Ensures the flow of project information is maintained and documented. Identify risks and their order of magnitude.
  • Provides real time feedback on proposed changes and associated costs.
  • Maintain and update project hard costs to ensure they are accurate and current.
  • Assists in the preparation of bids or responses to RFPs/RFQs and submits language for contracts.
  • Provides regular updates to the Senior Vice President of Construction on all projects being budgeted and expected future projects.
  • Assist Preconstruction Managers in preparing all budgets.
  • Responsible for analysis of past performance on projects and establishing estimation standards for all future projects based on such analysis.
  • Assists in oversight of historical cost database and bid management and estimating process.
  • Coordinates and provides direction for the procurement of new contractors, subcontractors, and material suppliers/vendors.
  • Ensure materials being furnished by TT Commercial are purchased correctly, delivered, and stored properly in a timeline that agrees with the construction schedule.
  • Leads and manages the preconstruction team for all Thompson Thrift Commercial projects. Including the people, software, and other resources used to perform the preconstruction process.
  • This includes responsibility for hiring, performance management, team member development and termination.
  • Contributes to strategic planning, direction, and goal setting for the department in collaboration with senior management. Establishes departmental policies, practices, and procedures.
  • Provides necessary training and direction to assist staff to achieve position advancement.


Qualifications:

  • Bachelor’s degree in construction or other applicable field of study.
  • 10 years of progressive experience in estimating or construction project management. A minimum of 5 years in a management capacity. A minimum of 5 years in a Preconstruction role.
  • Ability to work as part of a team., to build collaborative relationships.
  • Advanced understanding of construction means and methods, scheduling cost accounting, and project estimating.
  • Ability to break down construction operations in to logical sequence of activities.
  • Strong computer skills.
  • Excellent Oral and written communication skills.
  • Ability to manage multiple concurrent projects while continuing to meet project deadlines, exceptional problem solving, analytical, organization and time management skills.
  • Ability to motivate and lead a team of Preconstruction and Design professionals.
  • Customer/client orientation.
  • Ability to identify and seek needed information/research skills.
  • Detail oriented.
  • Analytical thinking skills.
  • Project scheduling and management skills.

Performing this job will sometimes require the employee to walk work sites that do not have infrastructure, this includes walking on uneven surfaces, through mud, through ruts, etc. Specific vision abilities required by this job include close vision, peripheral vision, depth perception, and the ability to adjust focus. Performing this job requires the use of hands to finer, handle, or feel objects, tools or controls, sit, talk and hear (bells, whistles, etc.), stand, climb, balance, stoop, kneel, crouch, or crawl. Employees must occasionally lift and/or move up to 50 pounds.
