Regional Property Manager

Job Description

POSITION OVERVIEW:

In a regional leadership role, you’ll lead, guide and support Property Managers to ensure each Thompson Thrift Residential community delivers a high-quality customer experience in a well-managed property while achieving lease-up, sales and stabilization of properties under management, and meeting outlined income/expense/NOI budget goals. You will work with other Regional Managers, the Resident Experience Director and the VP-Property Management in the planning, budgeting, goal-setting and the execution of property management best practices. Your mission is to ensure that Watermark’s properties are in high demand and always provide residents access to exceptional amenities within the comforts of our luxurious communities.

ACCOUNTABILITIES:

• Coach, lead, develop and motivate on-site staff to maximize production

• Act in the owner’s best interest in regard to leasing, coaching, and managing the on-site team

• Collaborates with Director of Property Maintenance for asset preservation and capital expenditure items

• Work with the Thompson Thrift Residential team, and specifically the Resident Experience Director, in designing the clubhouse, community and amenities for future projects

• Work with the Thompson Thrift Residential Marketing Coordinator and Property Manager in the opening of the clubhouse and community lease up

• Responsible for achieving leasing, management and administrative goals as directed by the Senior Vice President and Director of Property Management

• Act as a liaison for internal and external communication

• Make and implement operational decisions that achieve occupancy, revenue and resident satisfaction

• Coordinate with other Regional Managers to develop, implement and manage practices and policies that deliver a consistent and high-quality team member and customer experience

• Maintain constant knowledge of market conditions, competition, community activities to maximize rents and occupancy levels to achieve high demand for all Thompson Thrift Residential Properties

• Has a general understanding of city, state, and county ordinances and what legislative policies are being reviewed as it relates to Thompson Thrift Residential communities

• Demonstrate initiative, personal awareness, professionalism, integrity, personal appearance and exercise confidentiality in all areas of performance

• All other duties as assigned

MINIMUM QUALIFICATIONS:

• Values that align with a strong culture of leadership, excellence and service

• Minimum 5 years in property management/leasing/marketing experience

• Ability to operate independently and with a team to plan, manage and execute all things property management

• Ability to manage multiple projects simultaneously

• Ability to develop and manage a strong, highly-engaged team that strives toward excellence

• Track record of success in marketing and managing properties to achieve lease-up goals

• Exceptional written, oral, interpersonal and presentation skills

• Advanced Excel skill set required budget, budget forecasting, market survey review, overall analytical comparisons of data

• Excellent judgement and problem-solving skills

• High level of integrity and dependability with a strong sense of urgency and results-orientation

• Solid analytical and reasoning skills with the ability to define problems, collect data, establish facts and draw valid conclusions

• Ability to take after hours calls to support team members and to travel as required to assigned properties.

PREFERRED QUALIFICATIONS:

• College degree and CAM, CPM designation preferred
