Preconstruction Engineer

Job Description

Watermark Residential is seeking to hire a Full-Time Preconstruction Engineer to work out of the corporate office in Indianapolis, IN. As the Preconstruction Engineer, you will be responsible for assisting with all aspects of the project design from conceptual phase through complete construction documents on behalf of the project Owner. 

In this role, you will review the plans and help manage design professionals to assist in providing an accurate and complete set of construction drawings for contract. You will work alongside the Preconstruction Manager to verify and coordinate all project requirements set forth by the city/municipalities, design consultants and third-party providers. You will also work closely with the general contractor throughout the design process to ensure we arrive at contract with a construction budget that fits within the constraints of the project proforma.

Duties and Responsibilities

  • Responsible for hiring and managing the following design consultants for each project:
    • Architect
    • Structural Engineer
    • Civil Engineer
    • MEP Engineers
    • Landscape Architect
    • Retaining Wall Designer
    • Energy Testing/Inspection Company
    • Accessibility Consultant
    • Pool and Spa Designer
    • Interior Design
    • Dry Utility Coordinator
    • Audio Video, Low Volt and Access Control Designer
  • Review plans at each phase to identify general deficiencies, coordination issues between disciplines, conformance to Watermark Standards, accessibility issues, cost and constructability issues, etc.
  • Review and interpret geotechnical report and ensure that the design conforms with the recommendations.
  • Assist in meetings with design consultants.
  • Fill out and maintain ancillary design documents such as:
    • Watermark Design Guidelines
    • Plan Review Checklist
    • Design Summary
    • Request for Proposal Template

Additional Responsibilities 

  • Meet with cities and municipalities to determine code specific items, plan submission protocols and obtain a general understanding of building processes within each city.
  • Assist in managing building permit process from application through issuance
  • Review and coordinate interior design scheme, furniture layout, and the furniture selection.
  • Review comments from accessibility consultant and ensure the comments get incorporated into the construction plans.
  • Create and manage RFP’s for contractor proposals.
  • Analyze contractor proposals for accuracy and conformance to budget and communicate issues and opportunities to development team and GC accordingly
    • Review quantities and unit cost as necessary
  • Complete conceptual estimates and takeoffs from all project phases including schematic design.
  • Generate and issue construction cost request to GC in coordination with development manager.
  • All other duties as assigned.

Education/ Experience

  • Bachelor's Degree (Construction Management, Architecture or Related Field) required. 
  • Minimum of 2 years' applicable experience required.
