Director of Land Acquisitions

Job Description

Thompson Thrift Residential is seeking a Full-Time Director of Land Acquisitions to work remotely out of Florida and focus on multifamily land acquisitions throughout the state. As the Director of Land Acquisitions, you will assist in the accomplishment of the Company’s annual multi-family real estate development objectives however needed.

In this position, you will assist in business development efforts for new multi-family developments in the state of Florida. Major roles include but are not limited to site selection for multi-family projects and interaction with landowners, municipalities, and real estate brokers to locate viable multi-family development opportunities throughout the state of Florida. Other tasks include completing financial analysis for new developments, tracking development pipelines, assisting in comprehensive financing packages for both lenders and prospective investors, leading site an market tours with senior leaders, leading internal investment committee presentations, and leading lender and investor site tours for developments in the state of Florida.

Responsibilities

  • Complete comprehensive investor and lender financing packages.
  • Create financial pro-forma investment models for prospective deals and manage pro-forma models for existing deals.
  • Lead the market analysis and site selection of new multifamily development projects.
  • Cultivate and maintain relationships with real estate brokers.
  • Participate and provide input in regularly scheduled development meetings.
  • Lead internal investment committee presentations
  • Lead lender and investor site tours
  • Lead site visits for senior leaders of Florida opportunities
  • Obtain market data for all existing deals and prospective deals:
    • Rental market data (rent comps, occupancies, new construction, etc.).
    • Employment data (major employers, unemployment rate, etc.).
    • Demographic data (population, households, household income, traffic counts, etc.).
    • Real Estate Tax data (tax comps, tax rates).
    • Local retail drivers.

Additional Responsibilities

  • Gather market data on a national level pertaining to multi-family housing.
  • Analyze historical operating data and form conclusions.
  • Create market summary reports to provide to investors in markets where Thompson Thrift Residential has an existing deal and/or target markets for Thompson Thrift Residential.
  • Direct, manage and mentor members of your team.

Travel Requirements

  • Regular travel within the state.
  • Monthly travel to home office in Indianapolis

Required Skills

  • Must be able to manage multiple simultaneous projects.

Education and Qualifications

  • 4-Year Bachelor's Degree (preferably in Business Administration or Finance) and relevant experience.
  • CCIM accreditation preferred but not required.
  • Advanced computer skills, including MS Excel, Office, and Power Point. Argus and Costar experience is preferred.
  • 5+ years of experience in real estate required.
  • Valid Driver's License.
  • Proven experience in market analysis and site selection for multi-family projects.

Performing this job will sometimes require the employee to walk work sites that do not have infrastructure, this includes walking on uneven surfaces, through mud, through ruts, etc. Specific vision abilities required by this job include close vision, peripheral vision, depth perception, and the ability to adjust focus. Performing this job requires the use of hands to finer, handle, or feel objects, tools or controls, sit, talk and hear (bells, whistles, etc.), stand, climb, balance, stoop, kneel, crouch, or crawl. Employees must occasionally lift and/or move up to 50 pounds.

While performing the duties of this job, the employee regularly works on-site at the construction work site where the employee is exposed to moving mechanical parts; high precarious places; fumes or airborne particles; outside weather conditions and the risk of electrical shock.
