Commercial Property Manager

Job Description

Thompson Thrift is seeking a Full-Time Commercial Property Manager to work out of the Terre Haute, IN office. As the Commercial Property Manager, you will manage the operations and facilities of offices and retail properties in various states as assigned. You will also create and maintain the operating budgets for each property, handle any and all issues related to the retail tenants of the properties, analyze and report all data to the department regarding variances in budgets, and make sure the tenants are adhering to the requirements of their lease.

For this role, we are looking for someone who has a thorough knowledge of commercial real estate leases, retail facilities maintenance and repair protocols, property management accounting standards, and various ancillary reporting systems. Our ideal candidate will be a self-starter, possess strong interpersonal and organizational skills, and will have the capacity to creatively analyze and resolve various issues that occur in property management on a daily basis.

As the Commercial Property Manager, you will be on call 24-7 for both the department and the commercial properties.

Responsibilities

  • Has on-site day-to-day responsibility for all property management activities/ functions, including but not limited to: 
    • Property maintenance.
    • Tenant relations.
    • Property budgets.
    • Support to leasing/re-leasing.
    • Collections.
    • Reporting.
    • Tenant improvement activities.
    • Property appearance and condition.
    • Providing on-site or general leasing activities. 
    • Provides assistance to property leasing and marketing function.
  • Involved in real property, real property appraisals, rights of way, and disposal of property.
  • Provide detailed property evaluations of various assigned stabilized properties within the master portfolio on a regularly scheduled basis.
  • Seek and obtain bids for various property maintenance services, evaluate, and send to Vice President of Property Management with recommendations for hiring sub-contractors. 

Education

  • Bachelor’s Degree in the area of Property Management or related course study (preferred).
  • Associate’s Degree required in the area of Property Management or related course study (required).
  • Minimum 3 years' experience as a commercial/retail property manager (required). 
  • CSM/CPM certification is a plus.

Qualifications 

  • Strong understanding of retail leases and retail development.
  • Must have the ability to set up and control the operating budget for a retail center, and be particularly knowledgeable of recoverable expense accounts (i.e. CAM, Tax and Insurance).
  • Computer skills to include Microsoft Office; with experience in Yardi preferred.
  • Posses clear understanding of financial statements and be able to proof a general ledger register.
  • Must have a general knowledge of building plans and site requirements, and be able to work with development project managers to insure the final product can be operated efficiently and cost effectively.

Additional Qualifications

  • Flexible and creative thinker and be able to adapt to change seamlessly.
  • Must be able to prepare and update internal lease abstracts.
  • Ability to inspect a property with a critical eye and identify risk management issues.
  • able to work with sub-contractors and secure competitive quotations and information to support recommendation and selection by the Vice President of Property Management.
  • Must be able to interface with tenants and to resolve issues with tact and diplomacy.

Travel

  • 50%.
  • Must have a sound driving record and be able to travel regularly (50%), including air travel (mostly day travel, but occasional overnight travel may be necessary).
